Straight answers, including the ones we get asked suspiciously. If something here is not clear enough, email and ask. We would rather answer it now than in a sales call.

What do I actually receive?

A weekly email, every Monday, listing the scored buildings in your territory, linked to a full spreadsheet. Each row carries the address, what triggered the signal, the date it happened, which system is affected, a demand score, the official government record ID, and the owner or taxpayer of record on your top signals.

It is a working list, not a dashboard. You forward it to whoever does your selling.

Where does the data come from?

Official municipal public records. We read seven independent record streams per metro every day: fire inspections, alarm and suppression incidents, building permits, trades permits, demolition filings, business licenses and liquor licenses.

Every signal carries the source record ID. You can check any line against the city's own portal, and we would rather you did.

Is this legal?

Yes. Fire inspection outcomes, code violations and building permits are public records in the United States, and a growing number of cities publish them as open data specifically so people can use them. We read what cities publish. We do not scrape private systems, buy consumer data, or touch anything that is not already public.

How is this different from a lead list I could buy?

A lead list is a static directory of companies that existed when somebody compiled it. This is a record of what changed this week.

A building appears on your list because a specific event happened at that address recently, and we tell you which event and on what date. The value is timing. A building that was fine in June and got cited in August is a different prospect than a building that has been on a list since 2019.

Do you sell my market to my competitor?

By default, yes, market data is available to more than one contractor. We would rather tell you that plainly than pretend otherwise.

If you want your metro locked, exclusivity is $8,000 per month. While you hold it, we will not sell that market to anyone else. One holder per metro, and when it is taken it is taken.

What does it cost?

Pilot, $500. Fourteen days of live briefings for your territory, so you can judge the quality on real buildings before committing to anything.
Ongoing subscription. Priced on how many metros and trades you cover. Tell us your territory and we will quote it.
Market exclusivity, $8,000 per month. Your metro is locked. No competitor can buy it while you hold it.

The first scored list for your territory is free, before any of that. We would rather you saw the real thing than took our word for it.

How fresh is the data, and how fast do I need to move?

Records are checked daily; the briefing lands weekly. The useful window is usually weeks rather than days. In Buffalo, 46 of the 51 commercial fire violations issued between July 16 and August 14, 2026 were still unresolved when we pulled them. Owners do not move quickly on these, which works in your favor if you get there first.

What if the owner information is wrong?

We report the owner or taxpayer of record as the government file states it, and we tell you that is what it is. Public property records go stale, especially after a sale, and a management company is often not the entity on the deed. Where a field is not in the record, we mark it not found rather than guessing. Tell us when something is wrong and we will fix it.

Which markets do you cover?

Detroit and Buffalo are live. Chicago and New Orleans are in development. We open a market only after confirming the city publishes machine-readable records we can actually verify, which is why coverage expands slowly. If your city is not listed, tell us and we will say honestly whether the records there support this.

Do I have to change how my team works?

No. It is a list of addresses with a reason attached, delivered by email. Your people call them the way they already call anyone. There is no software to log into and nothing to learn.
