Architect or client: who owns the modelWhat buyers want from a BIM archiveWhat stays outHow to startArchitect or client: who owns the model
Most architecture firms work under an owner and architect agreement. The common AIA form treats the drawings, specifications and models as the architect's instruments of service: the firm keeps the copyright and the owner gets a license to use them for that project. Design-build, government and some developer contracts change that and give the owner the IP. So the archive usually splits into three piles: projects you clearly own, projects the client owns, and projects where the contract is unclear and someone needs to read it.
Consultants' models (structural, MEP) sit under the consultants' own agreements, so a firm usually licenses only what it authored.
Before you apply anywhere, check your fit with every buyer first. Once you apply to one buyer you are in its process. Our estimate takes about a minute, never asks for a file, and tells you which buyers your company fits. It costs nothing. See which buyers fit your company.
What buyers want from a BIM archive
- Native RVT and IFC models with their families, worksets and phase history.
- The issued sets, revisions and the reasons for them: RFIs, ASIs, change orders and submittal comments.
- Coordination records, clash reports and how they were resolved.
- Years of finished projects across building types.
A model on its own shows a building. A model with its revisions and RFIs shows how a team designed it, and that is the part AI companies say they are short of.

What stays out
- Projects the client owns under its contract.
- Work under NDAs or security rules (government, defense, some healthcare and data center clients).
- Client names and personal details, removed under the buyer's process. The exact process depends on the buyer and is defined in the agreement you approve.

In short
- Firms can license Revit, IFC and BIM models to AI companies.
- Under the standard AIA agreement the architect usually keeps copyright, so many firms own their archive. Other contracts differ.
- Models with their revisions, RFIs and coordination history are worth the most.
Questions owners ask.
Does the architect or the client own the Revit model?
Under the standard AIA owner and architect agreement, the architect usually keeps copyright and the client gets a license for the project. Design-build, government and some developer contracts give the client the IP. Check the contract on each project.
Can an architecture firm sell its BIM models to AI companies?
Yes, for projects it owns the rights to. Buyers license a copy for training and the firm keeps its originals.
What are BIM models worth to AI companies?
Buyers in this market describe deals for construction and architecture firms as six figures with no rate card. Final price is set by the buyer after review.
Do consultants' models count?
Usually not. Structural and MEP models belong under the consultants' own agreements.
